Buyers on the Upper East Side Assume This Market Still Moves Fast. It Doesn't.

In the twelve weeks ending August 30, 2026, median days on market across New York's Upper East and Midtown ZIPs climbed to 161 days, up from 149 days a year earlier, even as sale prices held near asking.

Ask around the Upper East Side or Midtown and you will still hear the same assumption: this is a fast-moving luxury market, offers within days, buyers lined up at the open house. That perception has not caught up with what the last three months of MLS sold data actually show.

Here's what the data actually says. Across the ten ZIP codes that make up this territory, the median time on market reached 161 days this window. A year earlier, over the same twelve-week stretch, that figure was 149 days. That is not a small drift. It is a statistically strong move, one of the clearest signals in the entire dataset.

And it is not happening while prices soften. The median sold price across the territory was $837,000 this window. The median sale-to-list ratio held at 100%, meaning buyers are still paying close to what sellers are asking. Only 1% of sales closed above asking price. Put those together and you get a market that is neither collapsing nor overheating. It is a market where buyers have room to think, and sellers are still getting close to their number when a deal closes.

The tension worth sitting with is how differently that slowdown shows up block to block. In New York's 10024 market, the median time to pending sat at about 123 days. In the 10016 market, the same measure was just 83 days. Two markets, both inside the same buy box, telling two different stories about how long a seller actually waits.

That gap matters if you are the one listing. A seller in the 10016 market pricing based on stories from the slower corners of the territory could end up pricing too cautiously, or leaving money on the table waiting for an offer that would have come sooner. A seller in the 10024 market expecting a quick turn, based on last year's pace or a neighbor's fast sale elsewhere, may find the process now runs longer than it used to.

For buyers, the shift shows up as leverage that was not there twelve months ago. A slower clock means more room to negotiate terms, more time to think before making an offer, and less pressure to waive contingencies just to compete. That does not mean prices are falling. The 100% sale-to-list figure says sellers are still holding their ground on price. It means the clock, not the price, is where the market gave ground.

What is worth watching from here is whether that gap between the fastest and slowest corners of the territory widens or narrows. If the slower markets keep stretching while the fastest ones hold steady, that is a market splitting into two speeds rather than one. If they start moving back toward each other, the 161-day read may prove to be a temporary widening rather than a lasting shift. Either way, the number that mattered most last year, days on market, is not the number telling the story right now.
